
The Eastern Expansion Area lies immediately adjacent to the west of the M1 Motorway.
The site extends to the A421 to the south and the A1530 and Broughton Brook to the west. The site comprises a total of 405 hectares. There are a number of existing uses within the area including business and employment land and farm buildings but the site is generally low-lying, relatively flat land in agricultural use.
For future development purposes the site has been split into different areas comprising Broughton Gate, Brooklands, Fen Farm and Eagle Farm.
The development will comprise approximately 4,000 houses, 80 hectares of employment land, school sites, community facilities and public open space. The main traffic route through the development will be in the form of a “city street”, which will serve small-scale commercial development. The city street will be a public transport route within which there will be bus prioritisation measures to ensure an effective bus service.
Outline planning permission for residential development at Broughton Gate was granted in July 2005 and Reserved Matters are currently being progressed. Development commenced in autumn 2007.
Outline planning permission was granted in May 2006 for employment use on land at Fen Farm and the first phase, which comprises a warehouse facility for The John Lewis Partnership, is now complete.
