Northern Expansion Area

The Northern Expansion Area (NEA) lies on the western edge of Newport Pagnell and the northern edge of the designated area of Milton Keynes.

It is bounded to the east by the M1 Motorway and the Motorway Services Area. The Wolverton Road forms the southern boundary. The site comprises a number of different land uses, including agricultural land, an existing motel site and the site of a former manufacturing plant.

The NEA Development Framework Plan was adopted by MKC as Supplementary Planning Guidance in May 2004. The development will comprise 455 dwellings, live/work units, hotel and employment space. Outline planning permission for residential development was granted for part of the site in July 2005.

Development of the first phase, comprising 58 units, is nearing completion with the first residents moving in in December 2007. Work has commenced on the next  two phases.
